How many apartment locations do you have?
The Block is made up of 8 buildings at 6 different locations. Confusing huh?

All of The Block communities are located in the heart of West Campus and within walking distance to The University of Texas. We are also conveniently located to Austin Community College.
Do you have on-site Leasing Offices at each location?
We have a centrally located Leasing Office at The Block on 25th West – 2501 Pearl Street. Visitors can grab a parking pass inside and utilize alley parking when taking a tour.
What floor plans do you have?
We have over 157 UNIQUE floor plans to suit everyone’s needs! Choose from efficiencies to mega-sized 5 bedroom loft homes! You won’t find any cookie cutter floor plans at The Block. We also have oversized bedrooms available for those who wish to share a room and save some money.
What's the difference between a Conventional Lease and a By-the- Bed Lease?
Most student communities offer one or the other. The Block gives you the flexibility to choose the agreement style that best suits your individual needs. To make the best decision, it’s helpful to know the pros and cons of each.
What’s the pro of signing a By-the-Bed Lease Agreement?
Under this agreement, you and your guarantor are not responsible for your roomie’s portion of the rent. You are only agreeing to your portion of the rent and won’t be considered late if you pay on time, but your roommate doesn't.
So what’s the con of a By-the-Bed Lease?
If you have an open bedroom, you can be matched to live with a stranger – kind of like the dorms. While we try our hardest, we can’t guarantee you and your assigned roommate will be besties. Also, if your roommate wants to sub-lease their bedroom, they can without your permission. You can only have 1 person per bedroom in a By-the-Bed Lease, so no sharing.
What’s the benefit of signing a Conventional Lease Agreement?
Under this lease you can have multiple people share rooms. If money gets tight, you can add an additional roommate – up to 2 people per bedroom plus 1 if you have a loft. In a Conventional Lease all roommate changes must be approved by all lease signers so everyone always gets a vote. Plus, the market rate on Conventional Leases is $25 bucks less per installment than a By- the-Bed Lease.
So what’s the downside of a Conventional Lease?
Everyone is on the hook for the whole kit and caboodle. Be sure to trust your roommates are responsible before ever signing a Conventional Lease Agreement with them.
How do I secure an apartment at The Block?
With limited availability, we are unable to “hold” apartments. If you’ve decided on a home at The Block, just submit your completed application and rental criteria, pay your $250 non-refundable application fee, and sign your Lease Agreement. All roommates do not need to be present to secure your home. However, we advise you to take precaution in signing the lease before your roommates do. Even one signature secures the home so if your friend bails you could be responsible for the WHOLE agreement. It’s always best to sign as a group.
What is installment rent?
Installment rent is the total amount of rent to be paid over your lease term divided into an equal number of payments of the same amount.
How do utilities work?
One person from the apartment will set up Electricity through The City of Austin. This can be set up by calling their office at 512-494-9400. Remember, you’ll need to have this all set up before your move-in day. The Block pays your water bill and then bills it back to you. All homes are sub-metered so you only pay for what you use. Water is typically billed ~45 days in arrears so you won’t receive your first bill until October. Trash is $1 per bedroom per installment. This is to have the big trucks pick up the compactors. We still need you to drop your rubbish in the chutes. Pest Control is also $1 per bedroom per installment. Pest Control services are offered every Monday. If you have a pesky bug you’d like us to escort off the property, just call in the request to Resident Services and we will put you on the weekly Pest Control list.
Is Internet included?
Yes! Ethernet is provided by Time Warner and is complimentary. For internet questions, Phase I peeps can call 512-485-5555. Phase II can call 512-531-2321.
Is cable TV included?
Yes! Cable TV with a full line up of channels will be provided in every bedroom and the common area. For any cable problems or to upgrade your cable package, call Time Warner directly at 512-485-5555.
Are there washers and dryers on the property?
Yes! Every apartment comes equipped with a washer and dryer INSIDE your home.
Are meal plans available at The Block?
All apartments come with a full kitchen, which includes a dishwasher, garbage disposal, a full size refrigerator, a microwave, and an electric oven. So, you can prepare your own meals without the means of a meal plan. However, meal plans are offered on campus if you are interested in purchasing one. Don’t forget there are plenty of food options within walking distance and just about everywhere delivers!
Are pets allowed?
The Block is pet friendly. All pets must be approved before they are allowed in the apartment. All roommates must agree to the furry addition in writing before he or she’s allowed to move in. Breed and weight restrictions apply. Your leasing specialist can review all of the guidelines and deposit requirements.
What if I need maintenance in my room?
The Block has our own maintenance staff in-house. You can request maintenance by email, by calling our office, or in person at the Resident Services office.
Can I have overnight guests?
Yes. As long as you have discussed your guest's stay with your roommates, you can have overnight guests for up to three consecutive nights.
I'm graduating in December. Can I get out of my Lease Agreement?
The Block does not allow people to get out of their lease agreements. The Block does allow tenants to find someone to take over their lease agreements for them. The responsibility however is that of the tenant to find a replacement. Contact Resident Services at The Block directly to find out ways to make finding a replacement a little bit easier!
Is there parking on site? Do I have to pay to park?
Every building has its own private, attached, sub-terrain garage with assigned parking spaces. There are two types of parking spots: A standard space fits one vehicle and is $99/installment. A Tandem space allows two cars to park one in front of the other. These lease for $59/installment per car. Tandem spaces must be leased in multiples of 2 and are only available at 23rd, 25th, and Rio.
Is there a curfew at The Block?
No. The Block is an apartment facility and offers students a lot of freedom in an academic setting. However, residents are expected to behave in a mature, responsible, and courteous manner while living in the community. You are living here with hundreds of other students!
Can I request a specific room or building at The Block?
Absolutely! We will try our best to accommodate all special requests. These requests can be made on your application. Keep in mind that we operate on a first come first serve basis at The Block so it is not always possible to grant you all of your preferences!
Can I smoke at The Block?
No. We do not permit smoking in the apartments or inside the buildings.
What amenities do you offer?
Every Block location offers a fully equipped fitness center open 24 hours / 7 days a week, media center, and rooftop lounge. Residents are able to access all amenities at every Block location.
Does The Block have a pool?
The Block pool is located on the 2nd floor of The Block on 25th East. All Block residents can access this pool. Additionally, every location has a rooftop lounge with a sundeck.
Are you on the UT shuttle route?
Yes, the shuttle has stops all around our six communities. We're so close it's often faster to walk.
How do I pay my rent?
Payments are submitted electronically through the online resident portal iResident. iResident allows you to access your rent account and view your current balance, as well as initiate one-time and recurring electronic drafts from either a checking or savings account (sorry, no credit cards). The system is user-friendly and conveniently allows you to submit payments from the comfort of your home! Have additional questions about The Block?
